This secluded enclave is a jewel not to be found anywhere
in the Anchorage Bowl. Close to town off Abbott Road in Zodiak Manor, you can build a
driveway into it along a platted road that otherwise has no need to exist and tuck
yourself into a private setting that dead-ends against a greenbelt. Behind that is a
future phase of Sahalee subdivision, an upscale community of new homes that will be taking
shape over the next several years. Electric and telephone utilities are on the lot. Gas
hookup, from Jupiter might be as little as $20, Enstar told the owner. The lot could be
developed with permits for on-site well and septic (the buyer should retain an engineer
for this feasibility study), or public water and sewer could be brought in from Jupiter
also.
|
| There is also a scenario where the developer of Sahalee
brings water and sewer past this lot, making the cost of providing it on this lot
extremely attractive. The lot is over a half acre, measuring 24,183, not including the
additional land associated with the easement in front for Quasar St., or the greenbelts
for Sahalee, or the bike path that runs behind along Abbott. Another scenario might be
to combine forces with two adjacent property owners to the north across Quasar and
adjoining to the west and vacate Quasar St., picking up additional land for all concerned.
Please contact me for a detailing information package which includes the research the
owner has already done concerning all the above possible approaches to development.
