Photos at this time of year, the Alaska "breakup," hardly can do justice to
this remodeled four bedroom home. Before deciding she could as easily spend her two weeks
off at her sister's home on the water in Hawaii, this oil field service company executive
set about a remodeling plan for her home.
The result is a dramatic combination of style and tradition, as befits
this popular West Side neighborhood. Virtually everything that's important is new; she
even had the off-color tubs removed, a major undertaking. All the other bath fixtures in
the master bath, second bath and powder bath are new, too. The interior lighting is new.
All the floor coverings, carpet and vinyl, are new. Countertops are new. The interior has
been repainted to a "white on white" look. The list goes on and on.
Not all these homes from the 1970's merit the expense of time, effort and
money spent here. Certainly the owner won't begin to recoup the cost at this
market-competitive listed price. What this location has going for it is a cul-de-sac
location with a giant back yard that fans out and is almost a third of an acre. Behind
that there is an easement for 36th Ave. that is unlikely ever to be installed, providing
additional tree-covered buffering from new and very popular upscale town homes.
Early visitors to the home have commented on how sunlight floods all the
rooms of the home. The living and family rooms face south and attract light from every
angle.
At the listing date, there were no other homes of this type in the broad
price range of $140,000 to $175,000 in this part of town. Our office had a pending sale
during that week, in Windermere, of a similar home that was not as updated, listed at
$170,000. The owner's marketing strategy does not call for a long marketing period and a
prompt sale is expected.
