The $300,000 price level has become entry-level
on Hillside, owing to higher land cost, good schools (this one
is the new South High) and market popularity. Even harder to
find is a $300,000 home on Hillside in good condition, with lots
of extras.
Take the virtual tour or look through the photo
gallery. You will be pleased to see the extent of remodeling,
especially the laminate flooring and modernized kitchen. This
upper level is mostly one big great room under a high ceiling.
It includes the kitchen, living room and open seating dining
area. The laminate flooring runs through this entire area, and
the stairs. I'd prefer this to the carpet in my home because of
the dogs. Because this area is on the south side of the home on
the second floor, it capture all the available sunlight.
A four bedroom home with two baths, there's also
a large utility room. The mechanical equipment there consists of
a newer hot water boiler that provides baseboard heat. An
unusual and highly-desirable add-on is the "Boiler Mate". It
takes the place of a separate hot water heater by running off
the boiler for heat plant. This means it's virtually impossible
to run out of hot water, a real plus for a busy household having
many water demands.
Speaking of water, the well and septic systems
were tested last fall and the engineers were pleased to report
the well productivity at 3.7 gallons per minute, almost three
times the Municipality of Anchorage's standard.
There's more bonuses. A large hot tub is on the
south deck, part of an extensive decking system that runs all
around the south and east sides of the home and is accessed from
the living area.
I included in shots of the back yard the
satellite dish. There is a receiver in the home also, expensive
components that are all included in the sale price. Notice the
carefully-constructed retaining wall in the back yard. Either as
play space or potential for the gardener in you, the yard is
attractive without being more excess land than some would want
to maintain.
The large double garage has an attached storage
shed, so you can put the winter tires and yard stuff away
without subtracting from the garage. There's a workbench in the
garage, and a separate door to the back yard.
