Can you make something of this property? You'll need to reinvest a substantial sum, but look at the price, compared with its assessed value for local taxes at $189,700. (But what do the tax folks know, right?) Anyway, the assessed land value is $84,800 so perhaps you are getting this old log home with a garage -- the Municipality calls it "enclosed storage" -- for next to nothing. You bet it's rough, but hey, that's what opportunity sometimes looks like.
Certainly the lot has very good value. It's 8,640 sq.ft., level and fenced. Homes in good repair that are consistent with this type of home prevail in the area.
Financing? Well you'll have to hunt. You'll be reinvesting in this property anyway, so assuming you have the wherewithal I'm guessing someone will just pay cash for the property, fix it up so it qualifies for most forms of financing, and put a new loan on it afterward. That would certainly save the cost of the initial loan. Have a business line of credit, or a home equity loan you haven't tapped? That's another way to complete this purchase quickly without having to pay for an appraisal to convince a skeptical lender to loan on the property in its present condition.
