Few are the years, even, when one has an opportunity to purchase a large, quality home on Westchester Lagoon for under $1 million. Or at any price. Sometimes long-term residents and their relatives just move from one house to the other, remodeling, adding on and updating along the way. The homes never reach the open market.

Those of us who live in this neighborhood value the sidewalks, quiet privacy despite being downtown, and the proximity of one of the city's most valued parks and lakes. In the winter Westchester Lagoon is transformed into an ice skating area by the city Parks and Recreation folks. Saturday afternoon is something of a block party, with burn barrels and various groups sponsoring hot dogs and refreshments. A local radio station often remotely broadcasts from here on these special days.

As for the home, it is flooded with light from its south-facing orientation. Behind the yard you see from this direction is beautiful landscaping, fencing, and a wide buffer with trees and bushes. Then the bike path (lighted and plowed and groomed in winter for Nordic skiing), and the lagoon.

That area is the kitchen, dining area, family/living room room and reading nook. From this room one is hardly aware of neighbors. That upper level also has a library and guest bath.
