Bethany's client base includes professionals, entrepreneurs, government workers, foreign trade representatives, corporate entities and other investors and home owners. Bethany with Niel in past years have always ranked among Anchorage’s top agents, doing 50-75 transactions per year, with annual sales volume in recent years in excess of $20 million. They were ranked among the top few 100 agents of the 85,000 or so Coldwell Banker agents in North America!
Residential Real Estate Brokerage
Bethany brokers the sales of mostly mid- to upper-end homes. Average residential asking price in Anchorage in this decade has been in the mid-$300,000 range, and increasing slowly.
Coldwell Banker Best Properties is the Anchorage broker for various major relocation firms retained by oil companies, government agencies and other major employers. Bethany often serves as the broker of record in representing the incoming transferee's home search. (That family occasionally becomes a commercial-investment client in Anchorage real estate also.) When the employee departs, Bethany is often the marketing broker representing either the transferee, or the relocation company, if the third party has already acquired the property.
Commercial Real Estate Brokerage
Bethany is licensed to broker sales of small income properties, apartment buildings, commercial/retail buildings and office-warehouse facilities. These sometimes involve tax-deferred Section 1031 exchanges.
Anchorage's land market has been largely stagnant owing to most of our vacant land in residential and commercial being built-out or unsuitably zoned for current needs. Bethany and Niel's practice in past years did many residential undeveloped lot deals, and commercial properties.
Investment Analysis, Consulting
Bethany is licensed to develop Annual Property Operating Data on an historic and broker-reconstructed basis. Analysis of cash flows on before- and after-tax basis. Projections of internal rates of return and future wealth positions based on a variety of operating and disposition scenarios. Niel has served as expert witness concerning property valuation. Corporate clients can retain Bethanyu to perform needs analysis regarding their local real estate requirements.
REO (Real Estate Owned, bank foreclosures)
During the 1980’s market decline and subsequent recovery, Niel wrote the firm's successful bid to become the principal broker of REO inventory of Alaska Housing Financing Corp. AHFC was at the time Alaska's largest residential mortgage investor. In the past 15 years Bethany and Niel have have been brokers for Premiere Asset Services, the managers of REO properties of Wells Fargo, Alaska’s dominant mortgage lender, and other investors whose loans they service.
Bethany is licensed to represent landlords and tenants in their lease negotiations for commercial space in offices, warehouses, and office-warehouse facilities. Niel was one of the few commercial agents who practiced tenant representation while not at the same time representing the landlord.
